No. It has been tested in the Court of Appeal showing no legal defence for Guardians who choose to break their Licence Agreement. Guardians occupy under a rolling non-exclusive licence agreement and do not have exclusive possession of any part of the property. City Guardians hold a set of keys and can access the property without prior notification.

We conduct comprehensive reference checks, using a third-party provider, covering credit, employment, previous landlord, identity, DBS check, bankruptcy and right-to-rent verifications. This forms part of our rigorous application process giving you comfort we are placing responsible individuals that are familiar with the duties of caring for empty properties.

Our minimum contract is for 6 months to ensure we can recoup the fit-out cost of getting the property ready for our guardians. However, we can offer a caretaker service or traditional security guards for shorter periods, so please reach out to discuss your specific requirements.
