Guardian Requirements & Responsibilities
If you are friendly and flexible with your living arrangements, becoming a property guardian could be just right for you. Guardians are required to be over the age of 21, in full-time employment and pass vetting and reference checks. For a full breakdown please read our guardian requirements.

Let’s set the record straight: Guardians are not the same as tenants. It is important you understand the differences between a property guardian and traditional renting, which is why we strongly recommend you read the government Guardian Factsheet.
To summarise – property guardians enjoy legal protections, just like tenants, covering health and safety, fire, HMO regulations and Protection from Eviction Act. The main legal difference for guardians is a 28-day notice period and non-exclusive possession, allowing City Guardians and approved representatives access at any time. Guardian vs Tenant Rights

- Guardians are on a weekly rolling contract with a 28 days’ notice period.
- Guardians are responsible for the security of a building they occupy.
- Guardians cannot use the property for commercial use.
- No one under 18 years of age can enter the property.
- Guardians are not permitted to keep pets in the property.
- Guardians do not have exclusive possession of any part of the property.
- City Guardian and contractors are permitted to enter the building without notice. We will knock first and utilise our access key if necessary.
