We recently sat down for a chat with Karen, our newest team member at City Guardians and a true housing industry pro. With a career full of amazing projects (too many to count!), she brings a wealth of experience to the team.
We talked all things housing, her move into the world of guardianship, and even uncovered her secret skill… she’s a Reiki Master. Who knew?
Tell us a bit about you, where you’re based and what keeps you busy outside of work
I was born and raised in South London, but I’ve been based in Kent for the last 10 years. I have an amazing family and a great group of friends, so I love socialising outside of work. I’m also lucky to have five beautiful grandchildren who definitely keep me busy!
You’ve spent over 15 years in housing, what kept you in the sector so long?
Before working in housing, I was a publican for many years and met people from all walks of life. But from the moment I started in housing, I knew it was my passion. No two days are ever the same, and I’ve been fortunate to work with some fantastic teams over the years.
A person’s home is one of the most important things in their life, no matter their background. Being able to play a part in shaping communities and helping people live more securely and confidently is incredibly rewarding.
You’ve managed everything from stock transfers to vulnerable tenants. How does that experience help in Guardianship set up?
My background in housing management has given me a wide range of transferable skills, many of which are directly relevant to guardianship.
Being able to identify vulnerability early allows for better tenancy sustainment and early intervention, particularly around affordability or behaviour. It’s also key to know how and when to signpost to external agencies, and my experience in that area will be valuable in the guardian space.
What drew you to City Guardians and this new chapter?
I was drawn to City Guardians because of their innovative, forward-thinking approach. I love the concept of working with local authorities to bring empty properties back into use. Not only does this prevent disrepair and squatting, but it also provides genuinely affordable housing for key workers who would otherwise be priced out of these areas. It’s a win-win.
I’m also excited to join a growing business with such a strong pipeline. Being part of it from an early stage means I’ll have the opportunity to help shape it and contribute ideas which will be incredibly appealing.
What are you most looking forward to learning or tackling in your new role?
I’m looking forward to helping secure and let units that make a real difference. Both to the people moving in and to the communities they’re part of.
Every property manager has stories. What’s your approach to dealing with tricky situations or tenant challenges?
There’s no one-size-fits-all approach. People respond differently depending on their experiences, especially when they’re in a stressful situation.
I believe managing expectations from the outset is crucial. Consistent communication is key even if there’s no update, let people know they’re on your radar. Always be honest, never overpromise, and never promise what you can’t deliver.
What’s your favourite building you’ve worked in?
Early in my housing career, I worked in a building that used to be an orphanage in SW London. It had so many original features, tiled corridors, old black-and-white photographs of the children dating back over 100 years. It gave such a powerful insight into its history. I absolutely loved it there.
Do you have a secret skill we wouldn’t be able to guess?
I’m a holistic therapist, Reiki Master, and Pranic Healer. I’m also trained in Indian Head Massage, and I read tarot cards!
